What an inspection answers
An inspection is a careful look at the property, combined with moisture readings, to find where mold is growing and why. It is usually the right first step when you have a smell, a stain, or a known water event.
What sampling answers
Surface sampling identifies what is growing on a specific spot. Air sampling compares indoor air with outdoor air at the same time. Both produce laboratory results, which can be helpful for documentation, hidden mold questions, or checking conditions after work.
When testing is not needed
If you can see significant growth, you already know you have mold. Testing it rarely changes the plan, which is to remove it and fix the moisture. Sampling is a tool for specific questions, not a requirement.
Choosing the right step
Start with an inspection if you are unsure. Add sampling when there is a clear question that results can answer, such as a real estate transaction, a rental dispute, or a concern about hidden growth.
